Binghatti rental yields in Dubai

Fourteen delivered Binghatti buildings, measured on Dubai Land Department data: 8.58% average gross rental yield and 33% average capital gain since launch. Here is where that comes from, and which projects still selling can repeat it.

The short answer

What a Binghatti unit yields, and why

Binghatti builds tall, dense, well-specified towers in districts where tenant demand is deep and entry prices are low relative to Dubai's prime addresses. That combination is what produces the yield: gross returns across delivered buildings average 8.58%, with the best tower at 9.84%. The same buildings have added an average 33% on price since launch, so the return is not yield at the expense of capital.

  • Service charges on Binghatti towers typically run AED 12–18 per sq ft per year, depending on district and amenity load.
  • Budget around 5% of annual rent for management if you let the unit through an agency, or nothing if you self-manage.
  • There is no annual property tax and no income tax on rent in Dubai. A one-off 4% DLD transfer fee applies at purchase.

Binghatti is not a master-community developer. It builds high-density towers in yield-driven districts and delivers them fast, and the resale numbers from Dubai Land Department data are what buyers actually come back for.

Questions

Binghatti rental yield, answered

What rental yield do Binghatti apartments achieve in Dubai?

Across 14 delivered Binghatti buildings, gross rental yields average 8.58%, with the strongest tower at 9.84%. That is measured on Dubai Land Department transaction and rental data, not on developer projections.

Which Binghatti district gives the highest rental yield?

Jumeirah Village Circle is where Binghatti's yield record is strongest: compact one and two-bedroom stock, high tenant demand and entry prices well below Downtown. Business Bay trades a little yield for a stronger address and larger capital growth base.

What is the difference between gross and net yield in Dubai?

Gross yield is annual rent divided by purchase price. Net yield deducts service charges (typically AED 12–18 per sq ft a year on Binghatti towers), any management fee and a vacancy allowance. There is no annual property tax and no income tax on rent in Dubai, so the gap between gross and net is smaller than in most markets.

Can I get a Golden Visa from a Binghatti rental investment?

Yes. A property investment of AED 2 million or more qualifies for the 10-year UAE Golden Visa, and off-plan purchases can qualify once the required equity is paid. We confirm the current thresholds with you before you commit.

Are off-plan Binghatti projects better for yield than delivered ones?

Off-plan gives you the launch price and a payment plan, so your capital is staged and your entry basis is lower, which lifts yield on handover. Delivered stock gives you rent immediately. Most investors we work with take off-plan close to handover to get both.
